WHY TAKE ADVICE FROM US?

A good question as many books you’ll read are done by people who have never done a modification, dealt with foreclosures, credit issues or even brokered a mortgage, least of all understand the inner workings of how to get a modification done.

There are professional marketing people who will write about Tiger Woods or how to recycle your trash bags if it makes them a buck on the internet. Myself and my family solve real estate problems and find answers to difficult questions.

My whole family, son, brother, daughter in law, nephews and niece are either all in the real estate and mortgage industry. All we have ever done is solve problems related to mortgages and property values from all aspects. We also understand real estate law and title issues very well.

SCHOOL OF HARDKNOCKS

This mortgage modification process however, I have to admit was a whole new learning curve and experience for us all, but I can say we graduated with a 4.0 Grade Point Average. If they gave licenses, and they should to offer this advice, we would pass first time through.

I have been a licensed real estate broker for 34 years and a mortgage broker for the last 16 years and with the exception of the early 1980’s I can’t remember such difficult economic conditions. I personally lost all my properties, all by choice, as the alternatives were more beneficial in my circumstance. This was not until after I negotiated loan modifications on several of them and went throught many battles with each of my lenders.

IT WAS ME OR THE LENDER

My mindset, which is common and more than likely similar to yours right now, was to make my mortgage payments at all costs. Why became a question I asked myself more and more each day as I saw my family obligations taking a secondary position to my lenders. It also raised questions as to what was a priority, a necessity and a luxury in my day to day existence.

My son and daughter in law are my partners and in addition to brokering home mortgages we started developing property on spec about seven years ago. When the mortgage industry started to change overnight due to many loans going bad our activities came to a halt.

Our combined 60 years of experience had taught us a lot and we immediately started pro active negotiations with our many mortgage lenders, 13 to be exact. We were surprised to find very little compassion and as we were current on all mortgages were shown little if any empathy. Our properties were virtually unsalable overnight and values were dropping like a rock and income from the real estate industry came to a stand still.

TRIAL AND ERROR

We affiliated ourselves with several loan modification companies, who were supposedly “experts” and found many were not only inept, but weren’t providing any legitimate service to our clients and charging thousands of dollars.

At this point we decided that we needed to just dig in and help our clients do their modifications and deal with the lenders one on one. Wow what an education!

Now three years later we have learned through research, hands on experience, and trial and error, what to do in every facet of a person’s real estate dilemma. We have modified our own loans, lost real estate (by choice) to foreclosure, stopped foreclosures, stopped foreclosure sales, dealt with short sales, bankruptcies, and obtained loans for short sales and foreclosed properties.

We still provide a paperwork processing and an audit service called the Jumpstart program and also provide full service loan modifications services. In addition to helping our clients this also allows us to stay active and up to date on what is happening in the modification industry.

Our next step in helping clients after modification is rebuilding their credit , which is the next step back to normality.

So writing this book provides the knowledge and know how in a step-by-step method to best obtain a modification of your existing loan or exploring the alternatives available to modification.
